1.) BRIGHTEN THINGS UP! Save some energy while brightening the rooms! Replace light bulbs with energy saving CFL's. Also clean all around the light fixture when doing this.
2.) MAKE IT SMELL NICE! Deodarize your house and remove unpleasant odors such as mildew, smoke, animal, and cooking smells. For example a nice vanilla scent. DO NOT choose an overpoweirng scent.
3.) CLEAN FLOORS! Clean floors can make a big difference! Clean the carpets and remove any spots. For hardwood floors clean, wax and polish them to make them shine!

2.) CREDIT: When applying for a mortgage & preparing to purchase a home, DO NOT do anything that can change your credit score prior to closing. For example: Opening a credit card. First always consult with your Mortgage Loan Officer before doing anything that can alter your credit.
3.) WHAT TO WEAR: When looking at homes be prepared to walk thru snow. Wear shoes or boots that are easy to take off and put on , especially when seeing multipe properties. Also dress warm when viewing vacant homes in the Winter.

1.) BUYERS OPEN DOORS & DRAWERS/ DE-CLUTTER: If you have a cabinet, cupboard or drawer you are embarrassed to open, we all do, now is the time to clean it out. Buyers will peek into cupboards and closets. De-clutter your house one room at a time and box up the extra “stuff”. You’re planning on moving , right?
2.) A LITTLE EXTRA CLEANING CAN MAKE A BIG DIFFERENCE TO A BUYER: Clean your shower heads and faucet aerators by removing them and soaking in a solution of vinegar & baking soda for a few minutes to remove the scale and lime build up.
3.) SHOWING INSTRUCTIONS: When your house is being shown make sure all drapes and blinds are open to let the most light in and leave lights on throughout the house, don’t forget to put down all toilet seats!

With so many foreclosures and short sales on the market, you will want to get a pre-approval letter in order to be able to write an offer. 3.) COMFORTABLE PAYMENT: When speaking with a loan officer Melinda suggests that you tell the loan officer the payment you are comfortable with, rather than finding out how much you are pre-qualified or approved for.
